What is mold?
Mold is a type of fungus that grows outdoors as well as indoors. Indoors, it thrives in moist, warm environments — bathrooms, kitchens, laundry rooms, and more — and can grow on a variety of surfaces including walls, ceilings, floors, and furniture. Mold appears in all shapes and colors, from black to white to green to red and everything in between. The Centers for Disease Control and Prevention (CDC) estimates that mold is present in about 50% of homes and other buildings in the United States. It grows and spreads quickly: a small patch of mold can double in size in just 24–48 hours if the conditions are right.
What does a mold inspection include?
Mold may be visible to the naked eye or detected by its distinctive odor, but it can also be present in an invisible and odorless form. During the inspection, the inspector carefully examines the property for any signs that suggest the presence of mold. If visible growth is identified, the inspector may collect a sample using a swab and send it to a lab for identification. The inspector may also collect air samples using a specialized machine, which are likewise sent to a laboratory for testing. This comprehensive approach detects mold that isn't readily visible. The sampling process is quick and easy — the homeowner or tenant doesn't need to leave the property or do anything special — and it can be performed during a home inspection or as a stand-alone service.
What happens after the mold inspection?
Once the samples are taken and sent to the laboratory, results come back within 24–48 hours. A certified, detailed report identifies any fungal spores found, along with the amounts, a description of the mold, and levels indicating the severity of the spores.
What should I do with the information?
Exposure to mold can cause a variety of health problems, including allergic reactions, respiratory problems, and infections. That's why it's important to address mold growth as soon as it's detected: identify the source of moisture allowing it to grow, repair any leaks or other issues, and remove the mold from affected areas. In some cases, professional mold remediation services may be necessary to ensure the mold is properly removed and the affected areas thoroughly cleaned and dried to prevent future growth.
