Flatland Anaheim is one of the older, denser parts of Orange County, built out rapidly after Disneyland opened in 1955 pulled tract development across the city's core. At the center is the Anaheim Colony Historic District, laid out by the city's original German settlers in the 1850s and home to some of the oldest surviving houses in Orange County, many dating to the early 1900s. These older Colony homes carry the same concerns as other historic Southern California housing stock: original knob-and-tube wiring, galvanized plumbing, and foundations that predate seismic bolting requirements. Surrounding the historic core, most of flatland Anaheim is dense postwar tract housing from the 1950s and 60s, built on smaller lots than later suburban development, often with thin stucco construction typical of the era. Most Anaheim Hills homes date to the 1980s and 90s, which puts original comp-shingle roofing, water heaters, and HVAC systems well past typical service life in homes that haven't been updated, even though the wiring and plumbing generation is newer than in flatland Anaheim. Pools are common on view lots, often built on graded pads where drainage and structural support for the pool deck deserve a closer look.
