Foundation to roof and everything in between, inspected by ex-contractors who know what they're looking at. Clear, photo-rich report within 24-48 hours.
A home is probably the biggest purchase you'll ever make, and most of what can go wrong with one isn't visible on a walkthrough. A home inspection is an objective, visual examination of the physical structure and systems of the house, roof to foundation. Our inspectors, most of them former contractors, spend two to four hours going through the property top to bottom, then send you an interactive, photo-rich report within 24–48 hours: plain language, clear analysis, and a summary of what actually matters.
We've done over 15,000 of these across Los Angeles, Orange, San Diego, Riverside, and San Bernardino counties since 2000. Single-family homes, condos, luxury estates, multi-units — if someone can live in it, we've inspected it.
Anyone can point a flashlight at a furnace. The value of an inspection is knowing what a defect means — whether that crack is cosmetic or structural, whether that panel is a brand insurers flag, whether that water stain is old or active. That's where a trades background pays off.
We also make the logistics easy. Need a pool, sewer scope, or mold test too? We coordinate everything for the same visit, so you get one appointment and one point of contact instead of four vendors.
View a Sample ReportOur inspectors use infrared cameras (thermal imaging), moisture meters, and drones where they earn their keep — finding hidden moisture behind walls, missing insulation, and roof damage that would otherwise mean guessing from the ground.
One honest caveat: an inspection covers what's visible and accessible. If an area can't be assessed — a locked room, a tenant's belongings, a roof too steep to walk safely — the report says so explicitly rather than papering over it.
Congratulations! Schedule your inspection early in your contingency window so you have plenty of time to review the results — and negotiate repairs if needed — before your deadline.
Usually two to four hours depending on the size, age, and condition of the home. You're welcome to join us — the last 30 minutes make a great walkthrough of anything we found.
Within 24–48 hours, guaranteed. It's a web-based, interactive, photo-rich report you can read on your phone and share with your agent in one click.
It's not required, but we recommend it. Seeing an issue in person beats reading about it, and it's the best time to ask questions about maintenance and what's normal for the home's age.
No — there's no pass or fail. An inspection describes the home's physical condition and flags what may need major repair or replacement. It isn't an appraisal, and it doesn't verify local code compliance.
No house is perfect — every inspection finds something. The report communicates how serious each issue is so you understand the full cost of ownership. If major problems turn up, buyers often negotiate with the seller to make repairs or cover the cost.
If you ever feel a defect or detail was missed during the inspection or left out of the report, contact us and explain your concerns — that's also what ASHI recommends. Often it turns out to be a simple misunderstanding that the inspector can clarify with further explanation, and if we made a mistake, we own it and take care of it directly.
