There are many reasons people feel overwhelmed at the prospect of selling a home, and the inspection is usually near the top of that list. A little preparation turns it from a stressful unknown into a straightforward step.
Start with access: clear the attic hatch, unlock electrical panels and crawlspace entries, and make sure pilot lights are on for gas appliances. Inspectors can't evaluate what they can't reach or turn on.
Handle the obvious stuff ahead of time, burnt-out bulbs, running toilets, a slow drain, GFCI outlets that need a reset. None of these are dealbreakers, but fixing them beforehand keeps the report focused on things that actually matter.
Consider a pre-listing inspection. Getting ahead of your own report means no surprises show up in the buyer's version, and it gives you room to fix or price around anything significant before it becomes a negotiation.
